Minutes of July 13, 2010 Board Meeting (2010-2)

The Meeting was held at Fritz Wurster's home.  The meeting started at 6:00 p.m. and adjourned at 7:45 p.m.

 

Grounds Committee

Hoosier Irrigation replaced piping in all the brick and concrete containers at the front entrance the week after July 4th.  The pots weren't receiving enough water and were severely wilted.  Two board members manually watered the pots over the weekend of July 4th.

 

Brickman Landscaping replaced dead bushes down front the week prior to Memorial Day.

 

Jerry Day had the broken window in the guardhouse replaced.

 

Maggie Plummer will get prices for a weathervane replacement.

 

The owners of lot 168 were asked in a certified letter to mow their vacant lot and keep it mowed.  They mowed once and quit.  The Board voted to have the lot mowed at Association expense and bill the owners.

 

Architectural Committee

The Board wants to thank Chris Wilhelm for the new sidewalk he had constructed on Lot 163 on Lanarkshire. All the people who walk through our neighborhood will be grateful.

 

Approval was given for a new home on Lot 137 on Dockside Drive.  Construction has begun. 

 

Complaints

The Board received information about a vacant house at 1937 Caledonian that was vacant and unsecured.  Subsequent to the email, a subcontractor hired by the first mortgage holder came to the house.  The entrance was secured and rain water was drained from the empty pool.  The neighbor will continue to monitor this situation.

 

The Board received a complaint about a house with an improperly installed and too large satellite dish.  The Board will send a letter to the owners requesting they change their dish installation to be in compliance with the covenants.

 

The Board also receives complaints periodically about houses whose lawns/yards are not being maintained.  If theses homes are vacant but have not gone through a sheriff's sale, then we have been advised by our attorney not to perform maintenance.  We cannot recover funds spent and could be liable if damage occurs.

 

Delinquent Dues

Following is a summary of those that have not paid their 2010 homeowners dues. Many letters were sent including the last registered letter.  Calls were attempted, but most had no phone.  Lot 107 went to sheriff's sale in April/May, but was withdrawn.

The Board voted to contact our legal counsel to discuss the next step in order to file liens on these properties.

 

Neighborhood Party

The Board is still planning a neighborhood party.  We have targeted early October for this affair.  More details will be forthcoming as they are finalized.

 

Board Resignation

Subsequent to our meeting, but prior to these minutes being prepared, the Board received Nancy Loomis's resignation.  She is relocating to Kentucky due to her husband's new job.  Good luck to Nancy.
