Minutes of January 15, 2007 Meeting

Meeting began at 7 pm, adjourned at 8 pm and was held at Coleen’s house 

 

2006 Recap

Expenses were $2800 under budget; reserve is at $27,525.51.  We have not heard anything further from Ralph Hill.

 

Lake Maintenance

Dennis contacted Leistner and discussed lake maintenance for 2007 based on the agreed-upon plan at the annual homeowner’s meeting.  The 2007 plan includes:

 

  • Algae and submersed weed control, both ponds, $1390. Treatments will begin after April 1, when the water temperature is at least 65 degrees.  This includes bi-weekly inspections and treatment as necessary, colorant to help control copper resistant algae and does not cover duckweed, wattermeal, cattails or water lilies. 
  • Fountain storage and minor maintenance, $350/unit.  Other service at $75/hr.
  • Sub-Surface aeration system, $848.01, upper lake ¼ hp system with center diffuser and 100’ of self weighted line (we will move this up to ½ hp to service both lakes).  Simulated rock enclosure for pump, $209.75; installation, $300.

 

If the lake lot owners want to use the fountain, they can plug it into one of the 2 meters up front and pay separately for the electricity.  We can have Leistner wire the compressor in the lower meter as has been used in the past and will allow the upper meter to be used for the fountain.  We will recommend accruing charges on that meter and then adding the cost to the lake lot owners’ dues the following year. 

 

The Board will contact the lake lot owners via letter once the lake maintenance plan is finalized and installation of the pumps is scheduled.

 

Neighborhood Security  

Due to recent neighborhood break-ins, the Board discussed possible security options.  We may want to invest in video cameras at entryways.  We may want to start a neighborhood watch program.  Homeowners in the neighborhood attended a neighborhood watch program meeting several years ago; Lisa has the information. In our next newsletter we will put out a call to neighbors interested in getting this started. 

 

Winter Newsletter

Coleen will develop and distribute the winter newsletter.  Included will be a call for a website coordinator, information on the directory, the ongoing issue with barking dogs and any other ideas submitted by Board members.

 

Covenant Violations

Dennis will send another letter to the homeowner with the barking dog.  Bill will send a final letter to the homeowner with the easement violation, providing a deadline for recording a new easement.
