Minutes of September 8, 2005 Meeting

Meeting started at 6:30 pm
and adjourned at 7:30 pm. Held at Dennis’s house.
Dennis provided the
treasurer’s report for August. This
report has been posted on the website.
July 14 meeting minutes were
approved. Lisa had already forwarded to
Scott for posting on the website. Lisa to double-check that they were posted.
Brian met with Lynn
Gray. She is happy to work with our
association and charges $200/hour. She
provided guidance on the power of the Board and the proper handling of issues. She indicated that the Board members must only
operate within their best judgment; homeowners’ recourse is to vote Board
members out if they do not agree with Board’s decisions/actions. She gave guidance on a couple of current
issues, including the RV parking violation.
She advised that the Board is within its rights to tow the RV. Brian wanted to draft a letter and send to
Mr. Kehoe via certified mail, giving him 14 days to properly park his RV. Dennis asked if he could first pay a personal
visit to the homeowner to let him know that he must properly park the RV and to
give him a heads-up that the certified letter would be coming.
Easement issue - Bill Dickey is working on this issue and was not
present for further discussion. Brian
believes this resolution must happen within 31 days. We will defer this discussion until next
month’s meeting.
Basketball goal – There has been a basketball goal installed on
Grounds maintenance at
home on
Deck addition – Homeowner at the front of the subdivision is
installing a new deck but has not submitted plans to the architectural
committee nor does he have a building permit.
Brian stopped by several times and on one occasion spoke with the
homeowner. Homeowner indicated that he
would submit plans but Brian has not received.
Front landscaping has been
restored and maintenance of weeds and creeks brought up to date. Brian had a temporary lawn service perform
the work which will cost about $6000-$7000.
Tree project was discussed
again with new ideas submitted. This
project will start soon.
The front
bridge still needs to be repaired; Dennis to get additional bid on repairs.
A fall newsletter will be
developed and distributed to all homeowners and will include a description and
timing of the tree project, reiterate the importance of upholding the bylaws,
refer homeowners to the website and will remind everyone of the upcoming annual
meeting to be held at the White River Library.
Coleen will send Brian a copy of the newsletter formats previously used. We would like for the newsletter to go out
within the next week or two.
The lake maintenance issue
needs to be revisited when Bill Dickey is present. Dennis and Bill met with Johnson County
Department of Planning and Zoning and spoke with Alan Kirk in late July. Dennis is having Alan Kirk draft a letter to
provide the department’s opinion on the use of the pumps and fountains in
The annual homeowner’s
meeting has been scheduled for November 16.
Scott reserved the White River Library community room for that evening
but someone needs to stop by the library and sign the reservation form. Lisa will stop by next week.
