Meeting started at 6:30 pm
and adjourned at 7:45 pm. Held at Lisa’s home.
Covenants and By-laws were
discussed and group noted that we need to ensure that we have a good, current
copy of both documents. Lisa will see if
she can secure a copy of the By-laws.
There will be no treatment
to the lakes that we share with Brocton Manor until the BM HOA feels the cost
issue is resolved. Scott did some
research with the Purdue Cooperative to see how they typically address some of
the issues we have. We need to find
appropriate way to determine how ownership of maintenance is determined and the
proper formula to apply. This was built
as a detention pond. The Purdue Coop
yielded a 60%BM/40%HP split on cost.
Brocton Manor’s calculation yields a 55%BM/45%HP split (which amounts to
$1580). BM claims the amendment to our
Covenants was never filed, and therefore, not valid. Scott will check into this. The Board did not come to a conclusion on
whether to accept BM’s approach or stick with the current HP approach.
The Purdue Coop provided
educational information about maintaining proper drainage control. Guidelines are as follows:
Fountains can be irrating or decorative.
Most irrating fountains in small ponds are
there to help with the maintenance.
Need to determine if the BM
pumps are required – they may not be due to the size of the pump. We also need to determine if the HP pond does
need the fountain for proper maintenance (again, due to the size of the pond).
All of these issues need to
be discussed and a decision made before we can respond to BM. The board believes it’s important to discuss
with Denny O’Toole as well since he has much of the financial background on
this. Note: we still have a credit with BM of $897 for
past overdue payments of electricity for ponds.
The Board feels it’s
important to put some PS-related links on our website: i.e., link to sexual offenders within our
area, important local information such as fire dept, etc. Scott will post this information on our
website.
It’s been brought to our
attention that the brick wall at the front of the subdivision is in need of
repair and possibly dangerous. Fritz
Wurster will have a brick mason look at it and provide a quote for repair.
The Grounds Committee is
currently looking at replacing required subdivision trees and would like to put
together a proposal for the project.
Bill will look at the covenants to see if we have wording that addresses
the tree requirement.
Our insurance agent will be
at the next meeting to address our questions on proper insurance for the Board.
There is a 20’ lake easement
on
